Where Bingin is a logistics puzzle, Ungasan is an endurance exercise. Plots on the plateau run large — estate frontages, multi-villa developments, resort parcels above the Melasti road — and every meter of them sits on the same fossil reef. That combination shapes the whole scope: breaker excavation for pools, footings and tanks; laser grading to strip thin topsoil and level rock pads; and service trenches long enough to have their own logistics.

The distance factor is what surprises new owners. A villa 250 m back from the gate needs power conduit, water and fibre through crust rock, plus an access road that carries concrete trucks in the wet season. We cut those runs as one shared trench and build the road on the estate’s own crushed limestone — the same rock we broke out of the pool. On big Ungasan jobs that reuse loop typically covers the entire road base cost.

Rock band pricing here follows the free test dig, never a guess: IDR 380,000–550,000 per m³ by measured hardness, with estate volumes usually landing in the lower half because mobilization spreads wide. Recent scopes: 210 m³ broken across a two-villa estate with 68% reused on site, 2,400 m² laser-stripped and graded for resort pads, and 160 m of shared utility trench cut to PLN spec. How long are the utility runs on Ungasan estate plots?
